The entire family had been living in an old 10 bedroom house design in the same location which had grown organically as the family had grown in the past 2 decades. Built for a large Joint family consisting of 3 generations spanning from Grand Mother, 3 brothers with their wives, 2 teenage boys and one little girl and pets.

Covid bought in the concept of Online life be it online classes or online work. As a result, everyone felt the need for a well-organized “me space” for work and studies.
Hence, they decided to demolish the old house and construct a new one to create a well-planned building with good common spaces and customized individual spaces.
They built it on an almost squarish plot. The requirements included 10 bedrooms, living areas, dining rooms, a pooja room, home theater, gym, playroom, domestic help rooms, and parking for 6-7 cars. Moreover, everyone in the family wanted as large a private space as possible.
They packed this huge requirement into a total built-up area of approximately 8000 sqft on a plot of 3600 sqft. So, the only option was to go vertical.
They kept the public zone, including common areas like the living room, dining room, pooja room, and kitchen, on the first floor. Further they divided the living area into a double-height formal space and a sunken informal living area. They partitioned the balcony adjacent to the informal living area with sliding folding glass, allowing it to merge with the living space when fully opened.
The 2nd floor above has 2 bedrooms for boys, 3rd floor has Grandmother and Granddaughter bedrooms along with a Guest bedroom. On the 4th floor, there is the youngest brother’s bedroom, home theater, and playroom. In contrast, the 5th floor features the bedrooms for the elder brothers.
Each bedroom is a self-contained unit, complete with a study area, pantry, TV, refrigerator, informal seating area, bedroom, and en-suite bath. Additionally, the terrace features a terrace kitchen and a small gym.
Fully Vaastu compliant, The house has road and entry on the North side. East side is wide open and receives a good sea breeze. To tap the breeze all bedrooms, have balconies facing east whereas Toilet and dress on the west saves from the heat gain from sun.
There is ample natural light due to large fenestrations. Southern side is flanked by other’s property
Designed in a contemporary style, the building features large double-glazed units, straight lines, and an uncluttered façade. Additionally, a few projections in the ACP framework serve both as sunshades and elevation features.
The staircase on the east is fully glass-clad; consequently, light enters deep into the house every morning.
The west side elevation posed a challenge because it contained all the dead walls and toilet pipes. Therefore, they covered it with cement board and HPL cladding.
