An Apartment Living Style Is Explored In This Chennai Home | Maars Design

Located along one of the bustling arterial streets of Chennai, The Urban Pause offers a refreshing counterpoint to its metropolitan surroundings. True to its name, the project encourages passersby to pause and notice a simple yet elegant structure, framed by mature trees. For its residents, the building is a retreat of apartment living, an escape from the cacophony of the city into a calm, nature-infused sanctuary.

Set on a two-ground urban plot, the development comprises five expansive four-bedroom residences, one per floor, above a landscaped ground-level entry and parking zone. A central circulation core connects the levels, ensuring privacy and ease of movement.

Vaastu Principles

Respecting Vaasthu principles, which remain central to Indian housing, the floor plans are carefully oriented to align with cultural expectations while maximizing views and natural light. The northwest corner opens to lush canopies through expansive corner glazing, while internal spatial hierarchies prioritize both functionality and comfort.

Courtyards

At the heart of each unit lies a reinterpreted courtyard—a traditional Indian architectural element reimagined as a tree court to encourage apartment living. Living areas, passageways, and one bedroom are organized around this vertical green space, blurring the boundaries between indoors and outdoors and fostering a daily connection with nature.

Engaging Landscape

Each apartment integrates a double-height tree court, creating a unique microclimate within the apartment living. The central tree along the north façade filters harsh sunlight, diffusing it into softer illumination. Opposite the court, louvred vents channel airflow through the stairwell, aided by operable openings at the top, enabling natural ventilation. This passive cooling strategy is particularly effective in Chennai’s hot and humid climate, ensuring interiors remain comfortable without excessive reliance on mechanical systems.

The northeast corner, often a thermal hotspot, is shaded by existing tree canopies. It allows the introduction of floor-to-ceiling glazing and uninterrupted views. In contrast, the southeast corner features a balcony designed with angular wall openings. It funnels air while reducing direct solar gain—transforming a potential heat trap into a pleasant outdoor niche.

LEED Certified Building

The Urban Pause is a LEED Platinum–certified building, embedding sustainability at every scale. Key strategies include:

  • Rainwater harvesting through 65% natural ground cover and percolation pits.
  • A split terrace: one half landscaped, the other supporting elevated solar panels.
  • An underground water tank capable of meeting the building’s needs for 200 days annually with harvested rainwater.

Together, these systems establish the development as a benchmark for water-sensitive and energy-conscious urban housing in Chennai.

The Urban Pause represents a conscious effort to redefine contemporary urban housing in India. It balances tradition with innovation, and density with well-being. By responding to cultural expectations, climatic conditions, and ecological imperatives, the project embodies a vision of contextual, sustainable, and human-centric design.
