The Line Office | Mira Design Studio

The Line Office is a Marketing cum Sales Office for a builder client. It holds about 3000 sqft space on an independent building with a temporary sloped roof structure. It is located in the City limits of Bangalore, India. The project was completed in 2 months and was commissioned in the month of September 2019.

The client in particular wanted a refreshing and vibrant space that could be inviting, engaging and give their customers a sense of warmth that the builder was trying to showcase even with the ready for sale apartments. They wanted their customers to experience comfort and curiosity about the space and the builder’s work so far. Something that could attract them in, something that could engage them in a conversation, even if it was for an enquiry. A space that can talk by itself without having to say much and we truly believe we have captured these emotions through our design and the design process as a whole, and surely with the client feedback we received after the place was up and running, it was quite rewarding.

The Line Office’s design is a medley of colour, pattern and form, the balance of which has a striking impact on every user working or visiting, almost making it a conversation starter between the sales guy and the customer. Colours and patterns have an indispensable role, as a highlight of the office stimulating a cheerful vibe across the inhabitants. The 3000 square-foot office boasts of a 13′ feet high GI Sheet ceiling and a glass courtyard inviting the outside into the inside along with a glazing view towards the apartment. The office also works as an experience centre to showcase the fixtures/materials used in the apartment units and is built in MS wireframe structure mimicking the apartment layout itself.

The main entrance door is clutched with an exaggerated door frame drawing attention to the office space when one enter’s the apartment complex from the roadside. The custom made terrazzo cement flooring is the first element that is drawn to one’s eyes almost immediately as they step in, it is spread throughout the office in a dynamic striped pattern making it one of the prominent features in the office. The reception desk and its wall paneling follow the same flute pattern in a subtle palette camouflaging with the plain walls. Large floor to ceiling MS framed glass partitions with 10′ solid veneer doors encloses the conference rooms with beautiful wallpaper and custom made furniture on one side and the experience center on the other. The pantry, located on the farther ends of the space, however, has a warm tone making the experience of a break out space feel calm and surreal, whilst pushing the chatting booth to the perspective end.

A cluster of services overlaps each other in a carefully designed open ceiling layout to integrate the AC ducts, electrical conduits, lights, speakers, sound system, and wifi. The internal rooms, however, have 10’ false ceiling to maintain space proportions and acoustics of the space hence the doors are designed intentionally taller than a usual door height for these rooms to use the advantage of the height and make space look taller. Even the veneer laying pattern for these doors are laid in 1/4th and 3/4th sizes in horizontal and vertical directions, in a clockwise pattern for door no. 1 & 2. To make it further interesting handles for all doors were custom made keeping in mind the respective room names for easy coordination of routine and communal activities. Finally, the restrooms are not spared either in having a bold and loud tone.

Material wise there is a combination of veneered wooden door, custom terrazzo flooring from Bikaner laid in geometric patterns on-site (took about a month and a half to carry out just that), Kota and Kadapa stone procured locally from a marble yard next to the site, MS metal frames, clear toughened glass, furniture, upholstery, and lights custom designed by a local vendor and of course lots of plants with monotone metal plant holders to add a touch of freshness and warmth. It was a simple execution by hand process with attention to detail and a beautiful co-relation between the experience vendors and craftsmen coming on board to create magic and breathe life into a dead space. The office in totality screams maximalism in its every sense much like the client’s lifestyle.
