  • Real estate is getting more expensive! Rising property prices in Spain

    Despite the difficult epidemiological situation in the world, Spain has managed to maintain its real estate market in relative stability. Moreover, over the past year, the average cost of housing has risen and now stands at EUR 1,750 per 1 m2 of living space.     Areas of Spain with a record increase in housing prices

    The real estate market in Spain is extensive, so the growth in value does not occur everywhere. However, now the areas in which the most significant rise in prices has been recorded have become known. It includes:

    • Balearic Islands – by 4.4%;
    • Costa del Sol – by 3.1%;
    • Costa Blanca (Alicante) – by 2.6%.

    Slightly less pronounced growth was observed in the following areas:

    • Costa del Maresme – 2.4%;
    • Costa de la Luz – 2.2%;
    • Basque Coast – 2%;
    • Biscay – 1.1%,
    • Valencia – 1%;
    • The Coast of Cantabria – 0.5%.

    The status of the area with the highest prices in Spain has been preserved by the Balearic coast. The average cost of real estate per sq. m. of living space is EUR 3,145. Then Gipuzkoa coast comes – EUR 3,147 per sq. m. of living space. The third place in the list of the most expensive locations in Spain is occupied by Marseme – EUR 2,370 per sq. m.. After that the Biscay coast comes – EUR 2,360 per sq. m. and the Costa del Sol with a fixed price of EUR 2,050 per sq. m. of housing.

    Locations with the lowest housing prices

    Real estate in Spain at the lowest price is located in those areas where a decline was recorded last year. Now the cost of housing there has decreased even more. These areas include:

    • Costa Tropical – decline by 6.5%;
    • Marinha Lucense – decrease of 5.9%;
    • Costa de Almeria – price drop by 5%;
    • Municipalities of Las Palmas – 4.6%.

    Cheap real estate can also be found in districts and municipalities where the price decrease was at the level of less than 4%. These locations include:

    • Costa de la Luz – price drop by 3.2%;
    • Costa del Azar – decrease by 3.2%;
    • Costa Brava – 1.5%;
    • Costa Dorada – 1.1%.

    The following areas were least affected by the crisis:

    • Costa da Morte;
    • Santa Cruz de Tenerife;
    • Costa Verde;
    • Rias-Baixas.

    – The decrease was only 0.1%.

    The cheapest property on the Spanish coast is for sale in Marinha Lucenza in Galicia. The average cost per sq. m. is only EUR 840. Another equally attractive place is Costa da Morte, where housing costs EUR 990 per sq. m. The price tag in Castellon is slightly higher – EUR 1,040 per sq. m. In Costa Tropical and Costa Calida, it is EUR 1,090 and EUR 1,150 per sq. m.
