    The planning of this commercial building is designed around clarity of movement, functional zoning, and long-term adaptability. The project includes a basement, stilt floor, and three upper commercial floors, organized to maximize site utilization while maintaining operational efficiency and user comfort.

    The designers primarily design the basement for parking and building services. They carefully plan vehicular movement with a clear ramp entry and exit to ensure smooth movement and safety. They incorporate adequate turning radii and drive aisles to prevent congestion.

    In addition to parking, the basement accommodates essential services such as electrical panels, pump rooms, and storage areas. The designers position service spaces along the edge to keep the central zone unobstructed. They integrate proper air shafts and mechanical exhaust systems to maintain air quality and comply with safety standards. The stilt level functions as an extended parking and transition zone.

    By placing the commercial floors above ground level, the stilt creates a shaded and breathable base, visually lightening the building mass. This open configuration enhances airflow and reduces heat buildup at the lower levels. The designers clearly define the main pedestrian entry lobby within the stilt. Vertical circulation—including a staircase and provision for lift—is strategically located here to serve all upper floors efficiently.

    The designers plan each of the upper floors with a flexible, open-layout concept to accommodate diverse commercial uses such as offices, clinics, studios, or co-working spaces. They rationally organize the structural grid to minimize internal columns, allowing adaptable partitioning as per tenant requirements. This flexibility ensures long-term viability and ease of leasing.

    Central Circulation and Core Planning

    The central circulation core acts as the organizing spine, connecting all floors while maintaining clear fire escape routes. The designers minimize corridors to optimize usable carpet area. They vertically align washrooms and service shafts across floors, simplifying plumbing and electrical coordination.

    The designers align workspaces along the building façade to maximize natural light and external views. They proportion openings to ensure balanced daylight penetration while controlling glare and heat gain.
    Breakout balconies or semi-open spill-out spaces, where provided, enhance user comfort and contribute to a healthier work environment.

    Elevation

    This commercial building is envisioned as a contemporary urban landmark that balances strong architectural identity with functional efficiency and environmental responsiveness. In a dense urban setting, the design establishes a refined yet commanding presence through disciplined proportions, articulated volumes, and a layered façade composition.

    The elevation is structured around the interplay of solid and permeable elements. A primary mass, expressed in textured cladding with a neutral palette, conveys permanence and stability—qualities essential for a commercial establishment. Its tactile surface responds to natural light, creating depth and shadow throughout the day. In contrast, a lighter vertical screen introduces rhythm and transparency while functioning as a climatic buffer. This screened layer reduces direct solar gain, allows filtered daylight into workspaces, and enhances overall building performance.

    Fenestration is strategically recessed to optimize natural light, maintain thermal comfort, and generate visual connectivity between interior activities and the street. Strong geometric framing elements unify the façade across floors, lending vertical continuity and a distinctive architectural character.

    Building Envelope and Design Approach

    Balconies and transitional terraces soften the scale of the structure and provide breakout spaces for occupants. Integrated planters introduce greenery, improving microclimate and reinforcing a people-centric design approach.

    At ground level, a recessed and transparent entrance creates a welcoming threshold, enhancing pedestrian experience and strengthening the building’s relationship with the public realm. Overall, the design presents a layered, responsive envelope that combines durability, sustainability, and contemporary elegance within the urban commercial context.
