Dubai-based entrepreneur Mr. Mohammed Mushtaque envisioned Jumeirah Beach Resort as a personal project rooted in his connection to his hometown. He wanted to transform a beautiful beachfront plot into a venue for events and a relaxing getaway home. The design prioritises uninterrupted views of the beach and horizon. This dual purpose shapes the resort as both a social destination and a private retreat.
Where Mangalore Tiles Meet the Sea at Jumeirah Beach Resort in Kerala | TNC Architecture
Editor’s Note: Some places are remembered for the views they offer, while others are remembered for how naturally they belong to their surroundings. The Jumeirah Beach Resort brings these two ideas together, creating a coastal retreat where the sea, landscape, and architecture remain in constant conversation. Its series of Mangalore-tiled roofs draws from Kerala’s familiar architectural language, while their carefully stepped heights preserve uninterrupted views of the horizon. The result is a relaxed retreat that feels rooted in its place, where local character and the quiet pleasure of being by the sea shape the experience. ~Yashika Bajaniya
The client envisioned the property as a venue for intimate weddings, reunions, and small-scale events. An open lawn provides a flexible gathering space for outdoor occasions. A roofed banquet hall accommodates around 200 people for larger gatherings. Behind it, a two-storeyed weekend home provides a private retreat. A first-floor pool overlooks the beach, maintaining an unobstructed view of the coastline.
The site in Kasargod, Kerala, prompted studies of the local context and built fabric. The nearby town of Mangalore offered valuable insights into the region’s evolving architectural character. The design highlights characteristic sloped roofs finished with Mangalore clay tiles. These roofs unify the historic and contemporary architecture of the region.
Seeking to respect this contextual architectural language, we envisioned a design defined by pitched roofs with earthen-tiles taking centre stage. The design concept pays tribute to the birthplace of Mangalore tiles, a building material that has been dominating construction industry across Kerala till date.
The project brief, while clear, posed several challenges. The banquet hall, being a large-span roofed structure, would typically require a considerable roof height—potentially obstructing views of the sea from the house beyond. The solution was arrived at by resolving the space into a series of four bays, with smaller independent pitched roofs instead of a single large canopy.
This allowed the Beach Resort to retain uninterrupted views of the sea over the cluster of rooftops of the banquet hall in the foreground. The site section illustrates how the heights were carefully calibrated to maintain the line of sight from the first floor of the house to the sea, while ensuring that the functionality of the banquet hall was not compromised.
The 3 bedroom weekend home, approximately 2800 sq ft in area, accommodates a living-dining-hall with a small pantry, and one bedroom on the ground floor, with two bedrooms and the pool positioned on the first floor. The house also adopts a sloped roof, aligned parallel to the series of roofs of the banquet space, collectively forming a wave-like profile in terracotta tones when viewed from a distance.
Set within a tropics, the built form recedes into the landscape, with the dominant visual impression of the design being only a sequence of roofs with Mangalore tiles—their warm terracotta tones and earthy texture contrasting with the cool palette of the sea, the sky, and the lush greenery of Kerala.
