    Many people, when entering the realm of commercial real estate, forget the importance of the role of architects in the overall success of a building. This article will delve into the role architects play in CRE, alongside some emerging trends that are reshaping the industry.

    The Fundamentals of Commercial Real Estate

    To put in simple terms, commercial real estate refers to the properties used for business processes. These range from, being used for office buildings, warehouses, multi-family apartments spaces, retail stores and even industrial facilities.

    Commercial buildings remain at the center of the economic health of cities and regions as they offer spaces for businesses and professionals to operate from. An aspect to CRM that attracts many investors is the long-term wealth opportunities. To find these spaces though it may take a lot of time and effort which is why companies offer processes to find commercial property owners as these types of tools will cut down the task of sourcing out the data you need. 

    The role architects play in this is they will do research on the area and the regulations within this area to make sure it fits in with the surroundings and is what the people from that area want in a building design.

    The Role of Architects in CRE

    The planning, designing and overseeing of the development is a brief explanation of the role of an architect. Not only are they responsible for the visual design of the building but they have to ensure that their designs are safe, functioning and of course aesthetically appealing. Not only this but their crucial input when it comes down to the estimation of construction expenses, the recommendation of cost-effective materials and the optimization of the spatial layouts.

    Especially within the beginning stages of the design of a property, real estate professionals and architects work closely together to define the buildings’ primary function and the desired target user of the property. This is to ensure that the design meets the market demand, the tenants’ needs and the overall investment goals before moving onto the detailed planning of the property and alter development. 

    Architects are important as without their input, real estate investors may struggle with the layout and overall compliance they need to abide by. This in time could result in higher construction costs and long-term project delays. Although, they do not play a hands-on role in the marketing side of commercial real estate properties, their overall designs have a big influence on the building’s marketability. Which is why the real estate professionals often liaise with the architects to understand and highlight standout design features that can be used potentially to attract tenants and investors.

    As always there are several architectural trends currently circulating. Architectural designs have been significantly influenced by the changes in technology, particularly in the realm of commercial properties.

    Building Information Modeling (BIM) and virtual reality (VR) tools have revolutionized the way architects and developers work together on commercial real estate projects by allowing real-time collaboration. In the future, these technologies will become even more advanced and integrated, with AI enhancing BIM and VR tools to provide smarter design suggestions.

    There has also been a drive in sustainable architecture throughout 2025. As, architects are prioritizing energy efficient designs. Biophilic designs are a key part in the growth of sustainability in architectural designs, as it promotes healthier, more energy efficient commercial spaces by maximizing natural light and incorporating more living elements.

    This approach focuses on the occupant’s well-being whilst also focusing on the alignment of reaching their environmental goals. The more sustainable, environmental path directly benefits commercial real estate by reducing the operating costs through energy-efficient designs which can also result in a lower utility expense for any future tenants. As for investors, the sustainable designs will also benefit the investors as it will reduce the operating costs whilst the buyers benefit from long-term savings.

    Final Thoughts

    Architecture will always be deeply intertwined in the commercial real estate market. This is down to their offering of valuable information that shapes both the functionality and appeal of the building, which then drives up the value. 

    A good architect will not only bring their own sense of style and mark on the building but an good architect will contribute to the efficiency, marketability and future-proof designs of a commercial property to benefit both the investors and the buyers.
