We served as the lead architects, interior designers, and builders for the redevelopment of a former council-owned ground floor studio in Gloucester Gardens, Bayswater. The property, which was in significant disrepair, was acquired from Westminster Council as part of a joint venture with one of our long-standing clients.
Transforming a Vision
Our goal was to completely reimagine the space, converting it from a cramped studio into a stylish, one-bedroom apartment. This project allowed us to showcase the full breadth of our design and architectural expertise. By incorporating underfloor heating and making thoughtful use of the available space, we were able to create a home that is not only modern and practical but also aesthetically pleasing.
Regulatory Approvals
Given the nature of the building, obtaining the necessary approvals was a critical part of the process. We successfully secured a License to Alter (LTA) and listed building consent, which allowed for the structural changes needed. This involved coordinating with multiple parties, including the freeholder, Westminster Council, and The Church Commission.
Collaborative Design Process
Our architectural team worked closely with the client to ensure their vision was captured in every detail. From initial design briefs to detailed drawings and 3D renderings, we provided a comprehensive overview of the project. Once all approvals were in place, we completed the entire renovation within an efficient 72-day timeframe.
Balancing Cost and Quality
Managing costs while delivering high-quality results was a priority. We carefully curated premium fixtures and fittings without compromising the budget. The kitchen featured units from Wren, with sleek worktops from Corringham, while the bathroom was outfitted with fixtures from C.P. Hart and Grohe taps, ensuring a luxurious finish in the areas that matter most.
Delivering Strong Financial Results
Our strategic approach to both the design and build, combined with efficient project management, led to a strong financial outcome. The project delivered a high Internal Rate of Return (IRR) for our investors, a testament to the value created through thoughtful design and meticulous execution.
This project not only revitalised a neglected space but also provided a solid financial return, demonstrating our commitment to quality, creativity, and performance.
