    In-house engineering on a pre-engineered steel project means the manufacturer’s own licensed professional engineers run the load analysis, size the primary and secondary framing, detail the connections and seal the structural drawings for the building package, rather than that work being subcontracted to an outside engineering firm. For the architect, the difference is not academic. It changes who answers a technical question, how fast a revision moves, and how many parties sit between a design change and a fabricated frame.

    Most published explanations of pre-engineered metal buildings stop at the division of stamps: the manufacturer’s engineer seals the building, the project’s engineer of record seals the foundation. That is accurate as far as it goes, and it tells an architect almost nothing about where the schedule actually breaks. What follows is the sequence, and what shifts inside it when engineering and fabrication sit under one roof.

    Two stamps, two scopes, one building

    A pre-engineered steel project carries at least two sealed structural scopes, and confusion between them causes more permit delays than any drafting error. The manufacturer’s professional engineer seals the metal building system itself: rigid frames, endwall framing, purlins and girts, bracing, connection design, and the reactions the frame delivers to its supports. The project’s registered design professional in responsible charge, usually the architect or the structural engineer of record, remains responsible for the building as a whole, including foundations, anchorage, slab, and how the steel package integrates with everything the manufacturer did not supply.

    The manufacturer’s engineer must be licensed in the jurisdiction where the building is erected, and their seal covers the package they designed, not the project. Architects who assume the manufacturer’s seal discharges their own responsibility for coordination find out otherwise at plan review. The Metal Building Manufacturers Association sets out the specifier’s side of that boundary in its guidance for design professionals, and it is worth reading before a metal building system is written into a spec section for the first time.

    The deferred submittal is where the schedule really lives

    The metal building package is almost always processed as a deferred submittal, and that procedure has teeth. Under IBC Section 107.3.4.1, the building official has to approve the deferral in advance, the deferred item must be identified on the permit documents, the manufacturer’s drawings and calculations go first to the registered design professional in responsible charge, and that professional reviews them and forwards them with a notation that they are in general conformance with the building design. Nothing gets installed until the building official signs off on the deferred package.

    Two things make that loop slow in practice. The first is incomplete design criteria on the permit set, which forces the manufacturer to guess or to ask, and every question adds a cycle. The second is a manufacturer whose engineering is outsourced, because a general-conformance comment then travels from the architect to the manufacturer’s sales contact to an external engineering office and back again. STRUCTURE magazine’s practitioner treatment of deferred submittals is blunt about how often that review becomes a bottleneck rather than a formality. In-house engineering compresses the loop because the person who can answer the comment works for the company that received it.

    Frames engineered to the site, not pulled from stock

    The prefix in pre-engineered misleads a lot of first-time specifiers, who read it as a catalog of finished buildings waiting to be ordered. What is pre-engineered is the system: standardized connection geometry, tapered built-up plate frames, cold-formed secondary members, and a design and fabrication process that has been rationalized to the point where a bespoke structure can be produced quickly. The member sizes themselves come out of a project-specific load run against the actual site, using basic wind speed, exposure category, ground snow load, seismic design category and risk category derived from ASCE 7 and the governing local code.

    That distinction has a visible consequence. Two distribution buildings with an identical 200 by 300 foot footprint, one on the Gulf Coast and one in upstate New York, will not share a frame. Web depths, flange thicknesses, bay spacing, bracing arrangement and even the number of interior columns diverge because the controlling load case diverges. Universal Steel of America, a US manufacturer that keeps engineering in-house, designs its pre-engineered metal buildings against the project’s own load case and code edition rather than fitting the project to a stock frame, which is the model an architect should expect from any manufacturer whose drawings will carry a professional seal. Where a supplier cannot say which engineer performed the analysis or which code year it was run against, the package is being resold rather than engineered.

    Single-source responsibility, and what its absence looks like

    Single-source responsibility on a steel package means one company holds the design, the sealed calculations, the fabrication and the delivered material, so there is one party to ask and one party accountable if the frame does not match the drawings. Its absence shows up in familiar ways: a reaction schedule that arrives after the foundation has been poured, an anchor bolt plan revised twice because the frame was resized, a mismatch between the erection drawings and the steel on the truck, and a chain of parties each pointing at the next.

    Accreditation gives architects a way to test the claim rather than take it on trust. IAS AC472 accredits the inspection programs of metal building system manufacturers and covers engineering as a distinct part of the criteria, requiring an engineer responsible for the engineering performed at that facility, licensed in the applicable jurisdiction and experienced in metal building system design. Accreditation does not replace the deferred submittal process, the engineer of record’s review, or field special inspections, and no manufacturer should imply that it does. What it does provide is documented evidence that the engineering and quality systems behind the seal exist and are audited.

    What to ask before the package is specified

    Four questions separate a manufacturer with real engineering capability from a reseller with a catalog. Who is the licensed engineer who will seal this package, and in which state are they registered? Which code edition and load standard will the frame be designed to, and what design criteria do you need from the permit set to start? When in the sequence do reactions and the anchor bolt plan get issued, measured from order release? And who answers a general-conformance comment, by name, once the deferred submittal comes back?

    Answers to those four questions predict how the project runs better than any brochure does. Architects who ask them early tend to get a reaction schedule in time to design the foundation properly, a submittal that survives the building official’s review on the first pass, and a frame that arrives matching the drawings that were approved. That is the whole practical case for in-house engineering, and it has very little to do with the steel itself.
