  • A Facade System Stands Out For Its Sustainability And Aesthetic Rigour | S’thetic Design Studio

Honoured with the ACCE(I) UltraTech Cement Award for Outstanding Concrete Structure in Nashik District, Amar Apex emerges as a contemporary architectural statement, seamlessly blending efficiency, sustainability, and aesthetic rigour. Designed as a corporate office complex spanning 1068.53 sqm of plot area with a built-up area of 4206.30 sqm, the structure prioritises a symbiotic relationship between built form and nature, exemplified by its striking geometric facade system, deep-set fenestrations, and the integration of green pockets within the architectural envelope. The design ethos centres on creating a workspace that not only meets functional demands but also enhances occupant well-being through passive design strategies.

    Design Solution: Articulated Façade System

One of the principal challenges in the design and execution of Amar Apex was responding to the constraints of an urban site while maximising daylight penetration and thermal comfort using an optimised facade system. The solution lay in an articulated façade system featuring vertical fins and recessed balconies, which regulate solar exposure while lending a distinct rhythm to the exterior.

Another key consideration was ensuring energy efficiency without compromising spatial fluidity. “A combination of intelligent spatial planning, the strategic reduction of glazing to suit the Indian climate, and the integration of green terraces that contribute to microclimatic regulation achieved this.”

    Material Palette: Durable and Refined

The material palette is a sophisticated interplay of reinforced concrete, ACP cladding and vitrified tiles, chosen for their durability, low maintenance, and aesthetic restraint. The dark-hued base anchors the structure visually, creating a stark yet elegant contrast with the lighter-toned upper floors. The incorporation of ACP fins enhances the architectural expression while functioning as an effective passive cooling element.

“The designers conceived Amar Apex as an efficient, high-performance commercial space with a well-structured layout. They dedicated the basement to two-wheeler parking to ensure optimal space utilization and smooth circulation. “The ground floor features retail shops for street presence and an inviting lobby linked to vertical circulation cores.”

    Rooftop Retreat

A dedicated material lift, accessible from outside the lobby, is provided for efficient service and transport. Additionally, a puzzle parking system on the ground floor maximizes vehicular capacity within a compact footprint. The upper floors accommodate office units, each designed to maximize natural light and ventilation. “The rooftop terrace serves as an urban oasis and a collaborative outdoor space, offering respite from the city.”

    Sustainability at the Core

Sustainability is deeply embedded in the design philosophy of Amar Apex. The building core is strategically placed on the southern side to minimize heat ingress, reducing reliance on artificial cooling. The staircase core incorporates glazing with strategically placed openings at the top and bottom to enable natural airflow. Additionally, passages are cross-ventilated, enhancing indoor air quality and reducing the need for mechanical ventilation.

“Lightweight AAC blocks reduce structural load and improve insulation for better energy efficiency. Integrated railing flower beds boost aesthetics and sustainability, supported by a water-efficient drip irrigation system.”

Passive cooling strategies through a customised facade system, daylight optimisation, and green elements further reduce the building’s energy footprint, complemented by rooftop solar panels and a rainwater harvesting system that improve energy and water efficiency.

Amar Apex is more than a corporate structure—it is an architectural narrative of form following function, where sustainability and aesthetics converge. By prioritizing efficiency, spatial experience, and environmental consciousness, the project stands as a model for next-generation commercial buildings, demonstrating how design can shape not just skylines but also the well-being of its occupants.
