  • How Much Information Do You Need to Provide for a Mortgage or Bridging Loan

    When applying for a mortgage or bridging loan, you should provide as much clear and accurate information as possible. 

    For a standard mortgage, this usually means details about your identity, income, employment, outgoings, deposit, credit history and the property you want to buy. 

    For a bridging loan, lenders will also want to understand the property, its value, how much you need to borrow, the costs involved and, importantly, how you plan to repay the loan. 

    If building work or refurbishment is involved, you should provide details of the work, estimated costs, timescales and any planning permission that is required.

    What information is needed for a mortgage application?

    Mortgage lenders need enough information to decide whether you can afford the loan and whether the property provides suitable security.

    You will normally need to provide proof of your identity, such as a passport or driving licence, along with proof of your address.

    You will also need evidence of your income. This may include your latest payslips, P60 and bank statements. Self-employed applicants may need to provide two or three years of accounts, tax returns and other evidence of their income.

    Share your recent bank statements and outgoings

    Lenders will want to understand how you manage your money. You may be asked for three to six months of bank statements. These can show your income, regular spending and existing financial commitments.

    Details of credit cards, loans, car finance, childcare, council tax, insurance and household bills may all be relevant when a lender assesses affordability.

    It is important that the information on your application matches the documents you provide. For example, your stated salary should match your payslips.

    Is your credit score important in a mortgage application?

    Your credit history is another important part of a mortgage application. Lenders use credit information as part of their assessment, although each lender has its own criteria.

    Before applying, it can be useful to check your credit report and make sure the information on it is accurate.

    GOV.UK recommends checking your credit score before applying for a mortgage. It also warns that some mortgage applications can involve a hard credit search, which can affect your credit record.

    Deposit and property information

    You will normally need to show where your deposit is coming from. This could be savings, the sale of another property, an inheritance or a financial gift from a family member.

    You will also need to provide information about the property, including its address and details of the estate agent and solicitor.

    In December 2025, there were 61,000 net mortgage approvals for house purchase in the UK, showing the continued level of activity in the residential mortgage market.

    What information is needed for bridging finance?

    Bridging lenders are often interested in the overall deal and your exit strategy, rather than just your employment income.

    You should provide details of the property, its current value, the amount you want to borrow and how long you need the finance for.

    You should also explain how you intend to repay the bridge. This could be through selling the property, refinancing onto a standard mortgage or completing a development and then selling or refinancing it.

    You will need to share costs and calculations

    If the bridging loan is being used to buy and improve a property, provide realistic figures from the start.

    This should include the purchase price, estimated property value after the work, building costs, professional fees, finance costs and other expected expenses.

    A simple bridging calculator can show the total project cost and expected end value can help the lender understand the proposal.

    If possible, provide builders’ quotes or estimates rather than relying on rough figures.

    Bridging finance is a significant part of the specialist lending market. FCA data recorded 4,691 regulated bridging loan sales during 2025, with a total loan value of about £1.83 billion.

    Building work and planning permission

    If you are buying a property that needs renovation or development, explain what you intend to do.

    Include details such as extensions, conversions, structural work, refurbishment or changes to the property’s layout.

    Some renovations require planning permission, such as loft conversions and side extensions – so if permission has already been granted, include the relevant documents.

    You should also provide building regulations information where relevant, along with plans, schedules of work and quotes if they are available.

    Not every project needs planning permission, so the requirements will depend on the proposed work and the property.

    Give the lender the full picture

    The more complete your application is, the easier it is for a lender or broker to understand the deal.

    For a standard mortgage, focus on proving your income, deposit, outgoings, credit history and affordability.

    For bridging finance, focus on the property, the numbers, the proposed work and your exit strategy.

    Most importantly, make sure your figures are realistic and supported by documents wherever possible. Providing the right information at the beginning can help avoid unnecessary questions and delays later in the application process.
